Real Estate Developer Claude Rackley hopes to build several single family homes along the Rappahannock River on Sophia Street in downtown Fredericksburg.
He’s started the process. “[He has] gotten the necessary permits to remove invasive vegetation, remove old fill, stabilize the bank, and replant,” said Planning Director Chuck Johnson.
The land, which is across the street from Sophia Street Studios at 1104 Sophia St., was filled in 1977 with material earlier used for downtown Fredericksburg sidewalks, Rackley said.
Once the soil is rearranged and the land compacted, Rackley will finalize his plans. “Once we get a grading plan [a plan showing contours and grade elevations], we’ll decide what will go into a plan for the site,” he said.
There are seven platted lots on the property, according to the city. Rackley said he expects to build fewer than seven homes.
“Approvals will be necessary from the Architectural Review Board,” Johnson said. “Nothing has [yet] been submitted.”
