Tucked in the heart of Downtown Fredericksburg and less than a block from the University of Mary Washington, 1711 Augustine Avenue exudes pure downtown bliss! This three-bedroom, 2.5-bath colonial has been under its current owners’ careful care for many years.

You’ll notice the home is visibly decades younger than many of its neighborhood counterparts – its layout is more modern, and its rooms and closets are larger, too. Before digging into its undeniable charm, let’s spotlight this incredible location! Quietly tucked less than a block west of UMW and two blocks from US-1, all that Downtown Fredericksburg has to offer is right there. By car or stroll, the restaurants and shopping of Historic Downtown’s primary arteries are within minutes. For everyday needs, Eagle Village is two minutes north.

And, for commuters, the Downtown Fredericksburg VRE station and I-95 (Route 3 exit) are within a 5-minute drive. As for the land here, the back yard space is fenced and includes a storage shed, screened-in deck (upgraded in 2021!) and patio area. The owner remembers first seeing the home in spring with everything in full bloom, spanning dogwoods, azaleas, forsythias and more. This vivid vibe continues to this day!

Out front, there are Colorado blue spruces on each side of its front door as well as a stately Japanese maple. For parking, there is a paved driveway. And look at that roof – it is just 4 years-old! Heading inside the warm beige colored home with blue shutters/door, the main level includes several cozy communal spaces. The new bamboo flooring makes it all gleam that much more! Among the key main level components are the living room with gas log fireplace, dining room with crown/chair molding, half bath with new fixtures and the totally dazzling kitchen.

The kitchen has been recently remodeled and features quartz countertops, a tasteful tile backsplash, stainless steel appliances, blue/white cabinets, an island with storage space and adjacent pantry. The laundry/mudroom is off the kitchen and leads to the screened in deck. Upstairs, you’ll find the home’s three carpeted bedrooms and two full baths. The primary bedroom has a bath right off it (with a shower that has built-in seating), and a walk in closet (hard to find Downtown!). The other full bath has a tub/shower combo with a single sink. Both bathrooms upstairs have newer vanities, flooring, and mirrors.

Rounding out the upper level – and for bonus storage – there’s an attic space, too. Amid so many wonderful features, the owner here has particularly enjoyed reading and meditating while sitting within the screened-in deck. Inside and out, 1711 is quite the city retreat.
