Data centers are proposed on the 84-acre property on the east side of Interstate 95 at Exit 130.
Up to 2.1 million square feet of data centers are proposed at the 84-acre property at 1500 Gateway Blvd. in Fredericksburg (the Hylton property, right off Interstate 95 at Exit 130 between Cowan Boulevard and Plank Road). The applicant, 1500 Gateway Venture LLC, needs a rezoning and a special-use permit from City Council. The special-use permit proposes allowing building heights of up to 90 feet and potable-water uses of up to 300,000 gallons per day for industrial cooling. The Generalized Development Plan shows an electrical substation at the corner of Cowan and an extended Gateway Boulevard, and data centers along I-95. The project had been scheduled to be before the Fredericksburg Planning Commission on Wednesday (May 28), but the hearing was postponed. Project materials for the Hylton property are on the City’s FTP site.
