- A historic home in downtown Fredericksburg sold for a record high Monday. The 9,320-square-foot house at 307 Amelia St. sold for $3.75 million. The sale topped the previous record for the highest sales price in Fredericksburg by exactly $1 million. The previous record was held by the 10,500-square-foot home at 1304 Washington Ave., which sold for $2.75 million in 2006 and is currently on the market for $3.2 million.

Longtime chef Dan Perron plans to open a restaurant called Locavore inside the former Vivify Burger & Lounge building at 314 William St. in downtown Fredericksburg. Perron said he is aiming to open by the end of August following a renovation. Perron has cooked at a variety of restaurants in the Washington area, including Fiola Mare, Whaley’s, Trummer’s and Charlie Palmer Steak; Locavore will be the first restaurant he has owned. He plans a dinner and weekend brunch menu with a “melting pot of influences” including Japanese, Korean and Italian. He plans to brand the Charleston, S.C.-inspired rooftop bar as Folklore and feature cocktails and smaller dishes.
- Cushman & Wakefield | Thalhimer moved its Fredericksburg office to 1701 Fall Hill Ave., Suite 203, this week. The Fredericksburg Regional Chamber of Commerce is also an occupant of the building, which served for decades as the corporate headquarters for Quarles Petroleum.
- There were 157 homes sold last week in the Fredericksburg region, according to the Fredericksburg Area Association of Realtors, including the aforementioned Amelia Street house and two additional seven-figure sales. Check back weekly for the new list.
- The 556,507-square-foot O’Reilly Auto Parts distribution center at 200 Centreport Parkway in Stafford County is nearing completion and is expected to open soon.
- FXBG Iron Gym is now open at 205 Kings Highway in Stafford.
- A data center development with up to 7.1 million square feet of buildings is proposed on an 845-acre property at the northeast corner of the intersection of Kings Highway and Forest Lane in southern Stafford. A rezoning, conditional use permit and Comprehensive Plan Compliance Review are required. Several additional data centers have been proposed in that area.
- Shah’s Halal Foods is expected to open soon at 10177 Southpoint Parkway in Spotsylvania County.
- F45 Training recently opened at 35 Walpole St. in Stafford.
- InfuCare RX recently received an occupancy permit for an infusion suite at 2761 Richmond Highway, Suite 209, in Stafford.
- A group of local real estate investors plans to partner with Richmond-based Rebkee on the redevelopment of the former hospital property at 2300 Fall Hill Ave. in Fredericksburg. The investment group is expected to purchase the 280,000-square-foot, 6-acre property by the end of 2025. Preliminary plans for the redevelopment include demolishing part of the structure to create more natural light, and building out approximately 235 apartments within the building. The plan remains a work in progress. Many of the Mary Washington Healthcare employees currently working in the space will be relocated to an office building the healthcare organization purchased at the Central Park Corporate Center. That Central Park building is currently being renovated, and MWHC hopes to begin moving employees in late summer.
- Dr. Christopher Lewis recently joined Mary Washington Healthcare as a Senior Vice President and the organization’s Chief Medical Officer. Lewis previously served as the Chief Clinical Officer for Centra Health in Lynchburg, and before that as a non-invasive cardiologist with Stroobant’s Cardiovascular Center in Lynchburg.

- Robles Kitchen has opened at 1201 Emancipation Highway in Fredericksburg’s Eagle Village shopping center.
- The Virginia Governor’s Office recently appointed a new member of the University of Mary Washington Board of Visitors and renewed the terms of two members. A UMW alumnus, Gregory Chambers ’84, executive director of CRA Research LLC in Fredericksburg, will join the board. The terms were renewed for UMW alumnae Rachel Greszler ’03, a senior research fellow in The Heritage Foundation’s Thomas A. Roe Institute for Economic Policy Studies, and Terrie Suit, MBA ’16, retired CEO of Virginia Realtors.
- Fredericksburg Regional Chamber of Commerce President and CEO Susan Spears has been appointed to the Virginia Passenger Rail Authority.
- Retired Fredericksburg Fire Department Battalion Chief Charles M. Sterne IV has been appointed to the Virginia Fire Services Board.
