- Residential construction activity is picking up along Fredericksburg’s Princess Anne Street/Fall Hill Avenue corridor between U.S. 1 and the historic downtown. Among the projects under way or in the works are:
- Construction on the first townhouses at the 63-unit Mary’s Landing development is under way. The project is located in the 400 blocks of Hunter, Elm and Germania streets. DRB Homes is the builder.
- Nearby, there’s a proposal to convert the three-story Medical Arts Building at 2301 Fall Hill Ave. into a 30-unit apartment building. The Fredericksburg Planning Commission endorsed it last week.
- Across Fall Hill Avenue, there’s a proposal to redevelop the 280,000-square-foot former hospital at 2300 Fall Hill Ave. into 242 apartments and some commercial space (a community meeting is scheduled Thursday evening on the project).
- Not far away, six single-family homes are proposed at 208-220 Hunter St. (right off Princess Anne Street near Carl’s).
- There were 105 homes sold in the past week in the Fredericksburg area, according to the Fredericksburg Area Association of Realtors, including five for more than $1 million. Check back weekly for the new list.
- The live-work unit at 541 William St. in Downtown Fredericksburg and the three businesses inside it are the focus of this week’s Biz Beat Clips video.
- Longtime community leader and financial advisor Doug Stewart is the guest on this week’s edition of the Biz Beat Banter podcast.
- Longtime Mary Washington Healthcare executive Eric Fletcher recently joined Jacksonville, Fla.-based Baptist Health as its executive vice president and chief strategy officer.
- Stafford’s Board of Supervisors last week voted unanimously to schedule a joint public hearing with the Stafford Planning Commission for Oct. 21 on proposed new rules for data centers.
- Spotsylvania’s Board of Supervisors voted last week to approve the 2.2-million-square-foot Hunters Ridge South data center project, which will be at the southern end of Cosner Drive.
- The Rappahannock Rotary Club, which meets for breakfast in downtown Fredericksburg each week, recently reached a milestone: Its members have now contributed more than $1 million to the Rotary Foundation.
- Artful Dimensions Gallery has moved to 1025 Caroline St. in downtown Fredericksburg.
- The University of Mary Washington raised $37.9 million in gifts and pledges during the fiscal year ending June 30, a record tally that pushed the endowment past $100 million.
- Sammy T’s in Downtown Fredericksburg has been closed since Thursday following a kitchen fire. A re-opening date has not been announced.
- A Discount Tire location is proposed on 1.52 acres on the south side of Florida Rock Drive, about 325 feet west of the intersection with Courthouse Road, in Stafford. A conditional-use permit is required for the project. Significant development activity has occurred in that area (Burns Corner) of late, including a new Wendy’s, Starbucks, Chick-fil-A and Sheetz.

Mary Washington Healthcare in June broke ground on its new 38,700-square-foot Mary Washington Healthcare Conference Center adjacent to the Snowden House off Sam Perry Boulevard. The building will house the healthcare system’s Graduate Medical Education Program, training and office space, classrooms and simulation spaces. The building is expected to be completed in the fall of 2026.
- Atlantic Builders recently purchased 747 acres of land zoned A-1 at 138 Park Farm Lane in Stafford (off Hartwood Road) for $8.5 million for future residential development, according to Cushman & Wakefield | Thalhimer, which represented Atlantic Builders. The seller was K.J. Commercial Company. The project is expected to include something like 120-125 homes.
- The Oberle Academy in Fredericksburg has announced two executive promotions. Jodi Redman has been named vice president and chief financial officer. Kim Doucette has been promoted to vice president of admissions and advancement.
- A meat-processing facility is proposed on the 26-acre Wilderness Farm property at 12515 Orange Plank Road in Spotsylvania. A special-use permit is required for the project. The farm plans to provide slaughtering services for sheep, goats, cattle and poultry to meet the demand for locally sourced meat. The proposed abattoir is 3,500 square feet, plus a 1,500-square-foot area for animal-holding pens.
- Preferred Pediatrics, which operates three locations in the region, has joined Mary Washington Healthcare. The newly branded Mary Washington Pediatrics will continue operating the three locations at 10600 Spotsylvania Ave. and 9755 Courthouse Road in Spotsylvania, and 331 Park Hill Drive in Fredericksburg.
- Coldwell Banker Commercial Elite reports the following recent commercial leases:
- Kraft Herste LLC, 1,422 square feet of industrial space at 39 McWhirt Loop, Unit 105, in Stafford from Brightpath Estates LLC.
- Vasquez Montufar, 1,833 square feet of retail space at 11146 Catharpin Road in Spotsylvania from Yettimis Properties LLC.
- Coldwell Banker Commercial Elite reports the following recent commercial sales:
- Adil Aquil and Naeela Ahmed purchased 214-216 Industrial Drive in Spotsylvania from Evergreen Holdings LLC for $1.45 million.
- OIA LLC purchased 200 Central Road in Spotsylvania from NFQRE LLC for $3,515,000.
- Gary Caparelli purchased 702 Princess Anne St. in Fredericksburg from Francis P. Valentino Estate of Sally Neale Valentino for $805,000.
