At a community meeting last week, developer Rebkee Project Management, LLC, unveiled plans to put 242 apartment units ranging from studio to three bedrooms, along with commercial space, in the former Mary Washington Hospital building. Doing so requires a special use permit to increase residential density. Rebkee founder Rob Hargett has a track record of similar projects, including the Cookie Factory Lofts in Richmond. Hargett said the project will make use of historic rehabilitation tax credits through the Virginia Department of Historic Resources. Concerns raised during the community meeting focused mainly on parking and traffic in the immediate area, which is already in the midst of two other residential developments: Mary’s Landing, a 64-unit townhome development, and an adaptive re-use of the Medical Arts Building across the street at 2300 Fall Hill Ave.
