Biz Beat Roundup: Downtown project getting under way

  • Renovation work has begun on the historic building at 922-924 Caroline St. next to Market Square in downtown Fredericksburg. Plans call for two commercial spaces on the first floor, including a roughly 2,900-square-foot space on the William Street side and a 1,700-square-foot space on the Market Square side. There will also be four apartments on the second floor, said Sophia Constantine, who owns the property with her husband. The Constantines are working with Wack General Contractor and Emerge Construction Group on the renovation.
  • Einstein Bros. Bagels is reportedly considering opening a location along Plank Road in Spotsylvania County. No announcements have been made about a specific location or timeline. Einstein Bros. formerly had area locations at Eagle Village and inside Mary Washington Hospital.
  • This new riverfront home at 1115 Sophia St. in downtown Fredericksburg sold this past week for $1.6 million.

    There were 84 homes sold in the past week in the Fredericksburg area, according to FAAR, including one for $2.5 million in Orange County and two for more than $1 million in downtown Fredericksburg. Check back weekly for the new list.

  • An 11,000-square-foot indoor playground is expected to open in October next to Park Lane Tavern at The Village at Spotsylvania Towne Centre. Happy Times Playland is designed for children between the ages of 1 and 12. It will include game areas, inflatable bounce-houses, trampolines, a Merry-Go-Round, an imaginary village, a jungle gym, slides, a giant ball pit and more. Day passes will cost about $16 Monday through Thursday, and $20 Friday through Sunday. Two adults get in with each child’s admission price. The facility was originally expected to open this summer, but there have been construction delays.
  • A Chick-Fil-A location is under construction at 930 Garrisonville Road in North Stafford next to a 7-Eleven.
  • YMMAS, a Chicago-style deep-dish pizza restaurant in downtown Fredericksburg, is getting folded into the Sammy T’s brand (the two businesses are in the same building at Caroline and Hanover streets, and are both owned by Jeff Small). Small said the name is still a work in progress, but it will not be “YMMAS” and will likely include something with “Sammy.” Customers can now order the deep-dish pizzas while dining at Sammy T’s, or for takeout.
  • The MyHome Thai Stafford restaurant has opened at 905 Wonder Road, Suite 100, in Stafford’s Embrey Mill shopping center.
  • The Pimenta restaurant in downtown Fredericksburg has closed. The 4,118-square-foot space at 1108-1110 Caroline St. is available for lease.
  • The developers of The Colosseum Sports Resort are conducting a community survey to get feedback on their plans for an indoor and outdoor sports facility in Stafford. An informational meeting with potential investors and partners is also scheduled for 2 p.m. Sunday, Sept. 28 at The Publisher Hotel downtown. Colosseum wants to build a $140 million facility with about 100,000-150,000 square feet of indoor competition space, outdoor fields, a 200-room hotel and a shopping and dining facility. They hope to open locally by 2029.
  • The Fredericksburg Cupcake location at 206 George St. in downtown Fredericksburg has closed.
  • University of Mary Washington (UMW) President Troy Paino has been named to Virginia Business’ annual “Virginia 500 Power List,” and also to Northern Virginia Magazine’s list of the “50 Most Influential People in Northern Virginia in 2025.”
  • UMW also announced that it was recently ranked tied for eighth on U.S News & World Report’s annual list of “Top Public Schools – National Liberal Arts Colleges,” up one place from last year. In the overall ranking of national liberal arts colleges, which includes both public and private institutions, UMW tied for no. 131.
  • Spotsylvania government officials announced this week that the county achieved a AAA bond rating — the highest possible credit rating — for the third consecutive year.
