- A coffee shop with a drive-through is planned at the Jarrell Properties’ Cowan Station project on the east side of U.S. 1 near Cowan Boulevard in Fredericksburg. The shop is planned on a 1.14-acre parcel at the northern end of the project, where a bank had once been planned. James Jarrell IV said the shop isn’t a Starbucks but is a large operator with multiple locations. The project requires a special-use permit and will be before the Fredericksburg Planning Commission on Wednesday (Oct. 8). This would be the first building at Cowan Station, which was formerly a mobile-home park.
- There were 111 homes sold in the past week in the Fredericksburg area, according to the Fredericksburg Area Association of Realtors, including four for more than $1 million. Check back weekly for the new list.

This home at 1401 Washington Avenue in Fredericksburg recently sold.
The roughly 6,000-square-foot home at 1401 Washington Ave. in Fredericksburg sold late last month for $2.825 million, according to the City’s monthly land-transfer report. That’s the third-highest sales price for a home in the City on record (the other two occurred this summer — a $2.95 million sale of the home at 213 Caroline Street and a $3.75 million sale of the home at 307 Amelia Street). Patrick Gay bought the Washington Avenue home from Jackie Payne.
- A data center campus with about 900,000 square feet of buildings is proposed on about 100 acres at 6178 Macedonia Road in Spotsylvania County near the Caroline County line. The property is off Pairmont Lane, southeast of Amazon’s Summit Crossing data center project and along the Dominion Energy electric transmission corridor. A rezoning is required for the project.

- The Free Lance–Star, the Fredericksburg region’s long-standing daily newspaper, will publish a print edition just six days a week — on Tuesdays through Sundays — starting Nov. 3.
- The Fredericksburg Planning Commission on Wednesday (Oct. 8) will hear a request to rezone the 0.24-acre property at 98 Caroline St. to allow the structure to be renovated as a single-family home.
- There are thee finalists to become the next president of Germanna Community College (Dr. Janet Gullickson retired earlier this year): Dr. David Ferreira of New Britain, Conn.; Dr. Tashika Griffith of Tampa, Fla.; and Dr. Thomas Walker Jr. of Durham, N.C. - A new National Park Service report shows that 819,000 visitors to the Fredericksburg and Spotsylvania National Military Park in 2024 spent $57.6 million in communities near the park. That spending had a cumulative benefit to the local economy of $78.1 million, according to the report.

- Virginia Gov. Glenn Youngkin plans to attend an Oct. 24 ceremony to celebrate the Rappahannock Area Community Services Board’s (RACSB) purchase of the 79,420-square-foot building at 4701 Market St. in Spotsylvania that formerly belonged to Rappahannock Goodwill Industries. The facility will be renovated into a 24-hour RACSB crisis center that will provide a safe, calming space for individuals experiencing psychiatric emergencies.

Spotsylvania from JAK LLC, according to Coldwell Banker Commercial Elite. - Cavery Properties LLC purchased the 1,482-square-foot medical-office condo at 10708 Ballantraye Drive, Suite 208, in Spotsylvania from WEK LLC for $375,000, according to Coldwell Banker Commercial Elite and Johnson Realty Advisors.
- Trang Pharm and Khanh Doung have purchased 349 Greenbank Road in Stafford from David and Juanita Adams for $500,000, according to Coldwell Banker Commercial Elite.
