Biz Beat Roundup: Historic former hotel property sells in Fredericksburg

  The former Roxbury Farm & Garden Center property in Fredericksburg is back on the market.

  A 1.66-acre property in downtown Fredericksburg that has been identified as a possible urban-infill redevelopment site is back on the market. The former Roxbury Farm & Garden Center property, which is four separate parcels at the corner of Jackson Street and Lafayette Boulevard, is listed for sale through Coldwell Banker Commercial Elite. There isn’t an established asking price, but offers are being accepted. The Rappahannock Area Community Services Board (RACSB) bought the property for $3.75 million in 2019 with plans to use it as a Crisis Receiving Center. RACSB now plans to establish that use at a 79,240-square-foot building the organization bought last year for $7.85 million at 4701 Market St. in Spotsylvania County. RACSB owns several additional properties near the Roxbury one in Fredericksburg, but Communications Coordinator Amy Umble said there are no plans to sell those.

• The Long John Silver’s location at 1851 Plank Road in Fredericksburg is now open.
• The Layne’s Chicken Fingers location on the property formerly home to DVDs On The Run at 12100 Chewning Lane in Spotsylvania will open May 26. The franchisee is Khurram Burney.

  • Titan America leased seven acres of industrial land at 16054 U.S. Route 1 in Caroline
  • Signature Rentals leased a 3,000-square-foot industrial space at 30 Blackjack Road (Unit 123/125) in Stafford
  • Total Comfort leased a 12,500-square-foot industrial space at 1901 Dixon St. in Fredericksburg

  The Olde Towne Butcher shop in downtown Fredericksburg recently received the Living Green Award from the Rappahannock Group Sierra Club for “earth-friendly and sustainable business practices.” The business posted the announcement on Instagram.

  This Fawn Lake home sold last week for $1.85 million, topping the weekly list of home sales.

  There were 159 home sales in the Fredericksburg region last week, including seven for $1 million or more, according to this week’s report from the Fredericksburg Area Association of Realtors. Check back weekly for the past-week data.

• The historic former 21,983-square-foot Prince Anne Building in downtown Fredericksburg sold last month for $4.6 million, according to Fredericksburg’s deed transfer report for April. Princess Anne Building LLC sold it to a limited liability company owned by Fletcher Home owner Matt Fletcher. The property was formerly a hotel and is now an office building.
• A new single-family detached home is planned on a vacant lot at 1104 Caroline St. in downtown Fredericksburg (near the corner of Amelia Street). It will be on the Architectural Review Board’s May 11 agenda along with several other items. Zack Snyder is the applicant.
• The 9,000-square-foot industrial warehouse on 1.7 acres at 9304 Onyx Court in Spotsylvania’s Commonwealth Center Industrial Park sold recently for $1.575 million, according to broker Coldwell Banker Commercial Elite. Pillar Investment Group LLC bought the property from Bethel Reformed Presbyterian Church.
• Brightpath Estates LLC recently purchased the 4,900-square-foot industrial building on a 3.9-acre property at 20 McCarty Road in Stafford from Carolla Family Real Estate LLC for $1.125 million, according to broker Coldwell Banker Commercial Elite.
• Loving Investment Properties LLC recently purchased the 9,990-square-foot flex-office building on an acre at 100 Industrial Drive in Spotsylvania from For Anything Properties LLC for $1.9 million, according to broker Coldwell Banker Commercial Elite.
• Dean Real Estate Holdings LLC recently purchased 4.84 acres in Caroline County’s Carmel Church Business Park (at Enterprise Parkway and Rogers Clark Boulevard) for $725,000, according to broker Cushman & Wakefield | Thalhimer. The site will be used for outdoor storage.
• MCB Real Estate last month sold the 2,850-square-foot building that houses the Starbucks store at 1699 Carl D. Silver Parkway in Fredericksburg, according to Fredericksburg’s deed transfer report for April. SCP1699 LLC, which is based out of McLean, bought it for $2.72 million.
• The Betty Lewis Apartment building at 1209 Sunken Road in Fredericksburg sold last month for $2.73 million, according to Fredericksburg’s deed transfer report for April. 1209 Sunken Road Apartments LLC bought the property from Claremont Partners LLC.
• Martinsville-based The Lester Group Inc. last month purchased the two medical-office buildings at 12 Chatham Heights Road in Stafford, according to broker Johnson Realty Advisors. The company bought the 5,112-square-foot building (no. 102) for $1.6 million from Littlestoner Holdings LLC, and the 12,177-square-foot building (no. 100) from MEBA Holdings LLC for $6.025 million.
