  • Fredericksburg-area median housing prices hit the $500,000 threshold for the first time on record in June, according to data from the Fredericksburg Area Association of Realtors (FAAR). That median for the 605 homes that sold in June in the region was up 4 percent year-over-year. Stafford County ($575,000 median) led the way, followed by Spotsylvania County ($513,750), King George County ($501,875), Fredericksburg ($451,000), Orange County ($404,073), Caroline County ($355,000) and Colonial Beach ($338,000).   • Alexandria-based Burke & Herbert Bank no longer plans to open a branch at 520 William St. in Fredericksburg. Burke & Herbert this summer completed its acquisition of LINKBANK and took over the three former area LINK branches including the one just down the street at 410 William St. in Downtown Fredericksburg. Burke will move its business-banking office at 520 William to 410 William in the next few weeks. The space that Burke had intended to occupy at the recently renovated Park Place on William project at 520 William comprised 1,924 square feet on the first floor and 3,434 square feet on the second floor. The spaces are now available for lease through Vakos Real Estate Services.
  • The City of Fredericksburg’s FXBG Snap Shot newsletter highlighted the following new or planned businesses in a recent edition:
  • Mezeh Mediterranean Grill recently opened a location at 815 Wonder Road in Stafford’s Embrey Mill development.
  • Spotsylvania’s list of future and potential data center projects includes one on the Belvedere Plantation property off U.S. 17 in the New Post area. A special-use permit is required for the project, but an application has not been submitted, according to the Spotsylvania map. The Belvedere property hosts a popular annual fall festival.
  • The Great American Buffet restaurant at 1780 Carl D. Silver Parkway in Fredericksburg has closed.
  • Paris Baguette recently opened its location at 1859 Carl D. Silver Parkway in Fredericksburg’s Central Park development.
  • A pop-up Folake matcha bar has opened for July-only at 719 Caroline St. in Fredericksburg.
  • Olde Time Lollipops Candy & Fudge Factory plans to open a location behind the new Wawa in the Spotsylvania Courthouse area, according to a social media post.

  • Layne’s Chicken Fingers plans to open its restaurant at 12100 Chewning Lane in Spotsylvania this week.
  • Enterprise Rent-A-Car recently held a grand opening of its new 3,000-square-foot branch at 6321 Patriot Highway in Spotsylvania.
  • The King George Family YMCA will become the Trivett Family YMCA. The Trivett family recently donated $1 million to the Rappahannock Area YMCA, one of the organization’s largest donations ever.
  • Walmart has applied to Stafford to add a fueling station at its location at U.S. 17 and Village Parkway. A conditional-use permit is required for the project.
  • Fiber-network provider SummitIG is seeking approval from Stafford to install fiber utility hubs in three locations — along the west side of Corporate Drive about 200 feet west of Interstate 95, along the north side of Stafford Glen Court about 1,000 feet southwest of the intersection of Interstate 95 and Garrisonville Road, and along the east side of Corporate Drive about 1,100 feet northwest of U.S. 1. Conditional-use permits are required for the projects.

  • U.S. Senator Mark Warner recently recognized Anita’s Cafe & Dessert Bar in downtown Fredericksburg for its environmental leadership on initiatives such as waste reduction, local sourcing and sustainable portion control.

  • Topside Federal Credit Union will open a branch inside this former Capital One Bank branch in Central Park.

    Topside Federal Credit Union last month purchased the 3,680-square-foot former Capital One Bank property at 1980 Carl D. Silver Parkway in Fredericksburg’s Central Park development from MCB Real Estate for $1.85 million and plans to open a branch there. The building had been vacant and on the market for many years. Topside CEO Bruce Six said his organization likes the access, convenience and visibility of the Central Park location. He said a thorough renovation will occur, and Topside is shooting to open the new branch in the first few months of 2027. He said Topside is evaluating whether to close the Augustine Avenue branch in Fredericksburg around the time the new one opens. The King George, Dahlgren and Spotsylvania locations will remain open.

  • There were 380 home sales in the Fredericksburg region over the last three weeks (since the last time Biz Beat Roundup ran), including 13 for $1 million or more, according to this week’s report from FAAR. Check back weekly for the past-week sales.
  • Texas-based Buc-ee’s recently purchased the 35-acre site at the northwest quadrant of Courthouse Road and Interstate 95 (Exit 140) in Stafford where it plans to build a 74,000-square-foot travel center with 120 fuel pumps, 24 electric-vehicle charging stations and 830 parking spaces. The sales price was $14.8 million, according to broker S.L. Nusbaum Realty Co. Stafford’s Board of Supervisors recently approved the project. No definitive timetable has been established for a groundbreaking or opening.

    • Drive Nations bought the 16,800-square-foot industrial building on 2.8 acres at 3341 Shannon Park Drive in Spotsylvania from OHA for $2.9 million.
    • Winding Brooke Tire Pros bought the 3,000-square-foot retail building on 2.33 acres at 17453 US-1 in Caroline from EM Dodgers for $875,000.
  • A rezoning is requested that would allow up to 13 single-family detached homes on 6.5 acres along Heatherstone Drive about a mile north of State Route 3 in Spotsylvania.
  • A rezoning is requested on a 4-acre property at 11907 Cherry Road in Spotsylvania that would allow a commercial development consisting of two roughly 12,500-square-foot buildings with four units in each building.
  • A rezoning is requested that would allow a 42-unit age-restricted residential community on a 6.87-acre property at 10608-10614 Courthouse Road in Spotsylvania (2,000 feet east of the intersection of Courthouse Road and Leavells Road, between Woodland Drive and Rhoads Drive).
