BUSINESS ACTIVITY
Stafford County is contemplating a sale of the 10-acre property at 75 Moncure Lane on the north side of Garrisonville Road that was formerly home to the Anne E. Moncure Elementary School (the school is now in a building off Juggins Road in North Stafford that was completed in 2019). The county is considering selling the property, which has deteriorated, to an affiliate of Augusta, Ga.-based Southeastern following a public hearing scheduled for Feb. 17 and subsequent approval of a purchase agreement. According to county documents, the prospective purchaser is offering $3.3 million for the property and is planning a roughly 50,000-square-foot “high-end grocer that would be new to the Stafford market.” No further details are available about what grocery store could be considering the site.- DSV, a transport and logistics company, has leased the entire 219,456-square-foot Crossroads Industrial building at 1045 Richmond Highway in Stafford. The developer, Matan Companies, is now working on plans for Venture Industrial — a 250,000-square-foot warehouse near the intersection of Interstate 95, Courthouse Road and Wyche Road in Stafford.
- Virginia Business magazine has an interesting article about the growth in data center activity in the Fredericksburg region.
- The new Kilwins confectionery and ice cream shop at 721 Caroline St. in downtown Fredericksburg is expected to open in mid-February. The shop is owned by sisters Jenna Bowen and Sandra Duff.
- CoLab FXBG has a new home at 5124 Southpoint Parkway in Spotsylvania County. The business, which was featured on Biz Beat Clips when it was still downtown, offers studios to record podcasts, videos or social media content.
- The George Washington Regional Commission (GWRC) has published a regional Comprehensive Economic Development Strategy, which aims to attract new companies to the area. The GWRC developed the plan with local government officials, business representatives, civic leaders and economic development officials. The organization serves Fredericksburg and Caroline, King George, Spotsylvania and Stafford counties.
- A 5,800-square-foot Firestone Complete Auto Care facility is expected to open soon at 1171 Garrisonville Road in North Stafford. The property is for sale for $4.84 million.
- The Battlefield Ink “luxury tattoo studio” has opened at 282 Deacon Road in Stafford.
- The 559,480-square-foot building at 210 Centreport Parkway in Stafford is fully leased to data-center servicing companies J.E. Richards (225,426 square feet) and MEI Industrial Solutions (334,054 square feet), according to a Jones Lang LaSalle brochure listing the property for sale. The property is part of a building boom along Centreport Parkway that has also included data centers, Amazon warehouses, FedEx and O’Reilly Auto Parts distribution facilities, a townhouse community and more.
- Spotsylvania Towne Centre will hold a Valentine’s Craft & Vendor Market Feb. 13-15. The event will feature local artisans, small businesses and specialty vendors offering “handmade goods, specialty items, sweet treats and unique gift ideas.”
- A major site plan has been submitted for the multi-family portion of the planned 34-acre development at 3430 Fall Hill Avenue in Fredericksburg (between Fall Hill Avenue and Cowan Boulevard). Plans for this part of the Greystar project call for four apartment buildings with 352 units, a clubhouse and pool. The overall project will also include 240 townhouses, 50,000 square feet of commercial space (including a 13,085-square-foot building along Fall Hill Avenue that could be a Trader Joe’s store) and a new road between Fall Hill and Cowan.

- Downtown Fredericksburg store Fillagreen is holding a free game and puzzle swap through Sunday.

The former Rappahannock United Way building
The 7,872-square-foot office building at 3310 Shannon Park Drive in Spotsylvania that was formerly home to the Rappahannock United Way (RUW) sold last week for $2,125,000, according to Coldwell Banker Commercial Elite, which helped broker the sale. The one-story building will become home to ABA Centers of America, which provides autism care for children and teenagers. An affiliate of the business, 3310 Shannon LLC, purchased the building from Rappahannock United Way Inc. RUW ceased operations last year and liquidated assets including the building. RUW CEO Sarah Walsh said the organization is working on a plan for how to use the proceeds from the sale, and intends to make an announcement in the next month.
- There were 87 homes sold last week in the Fredericksburg area, including one for $1.18 million in King George, according to the Fredericksburg Area Association of Realtor’s weekly sales list. Check back weekly for the new list.
