- First Watch plans to open its Central Park location (former TGI Friday’s building at 1160 Carl D. Silver Parkway) on Monday. The Cosner’s Corner location (10101 Patriot Highway) opened earlier this year.
- Hanover Company is proposing a mixed-use development on vacant land at the northwest quadrant of the U.S. 1 and Hood
Drive/Mine Road intersection in Spotsylvania County (near the new VA health center). The development plan includes 320 apartments, a 21,000-square-foot commercial-retail building and an 80,000-square-foot hotel with 110 rooms. Preliminary plans show the hotel close to Courthouse Road, the retail building along U.S. 1, and the apartments in the middle of the site. If the requested rezoning is approved, the project is expected to be complete in 2028. - There were 104 homes sold last week in the Fredericksburg region, according to the Fredericksburg Area Association of Realtors, including a $1.65 million sale on Lake Anna. 1017 Sophia St.
The Stover Jarrell Agency recently purchased the adjoining properties at 1009 and 1017 Sophia St. in Downtown Fredericksburg for $1.3 million, marking the firm’s first acquisition since its founding in 2024. The 0.51-acre properties include a single-story, 2,600-square-foot building at 1017 Sophia St. that used to be home to The Pig Pitt and The Happy Clam, and an adjacent parking lot at 1009 Sophia St. The Stover Jarrell Agency is marketing the property for lease, with renovations and improvements planned. The firm is based in an adjacent building at 1005 Sophia St.
- Stafford County resident Irina Milde recently purchased Fredericksburg Rentals, a party-supply company whose rental products include tents, linens and floorings, tables and chairs, china and glassware, and entertainment equipment.
- A new restaurant is in the works at the former Vivify building at 314 William St. in Downtown Fredericksburg. Fahrenheit 132 no longer plans to expand into the space. Look for additional details soon.
- Mary Washington Healthcare (MWHC) recently purchased a 14,488-square-foot medical facility at 130 Executive Center Parkway in Fredericksburg for $3.2 million, according to a news release from Coldwell Banker Commercial Elite (which represented MWHC). The now-vacant space was once home to a VA clinic. MWHC plans to use the space for physician practices.
- MWHC plans to start construction in the next few weeks on an addition project at the Snowden House/Kids’ Station property across from Mary Washington Hospital, according to MWHC Senior Vice President Eric Fletcher. The project will include office space, a conference center, an event venue and an education facility.
- A restaurant called Marmara Gyro is planned at 723 Caroline St. in downtown Fredericksburg. Kilwins, a national franchise specializing in chocolate, fudge and ice cream, is planned next door at 721 Caroline St.

- Mary Washington Healthcare is hosting a “Community Baby Shower” from 11 a.m. to 2 p.m. Saturday at the Fredericksburg Convention Center. The free event is designed for families who have had a baby in the last year or are expecting.
